Your Houston home inspection: what to expect and how to use the report

A home inspection is the closest thing a buyer gets to an X-ray of a house. It will not make a home perfect, and it is not meant to. It is meant to show you what you are really buying so you can decide what to do next.

Before inspection day

A Texas purchase contract typically includes an option period, a short window in which you can have the home inspected and still decide how to proceed. Your agent will walk you through the exact dates in your contract, so schedule the inspection early in that window. That leaves time for follow-up visits, estimates and negotiation.

What a good inspector does

A strong inspector does more than list defects. They explain what they find, separate cosmetic items from true concerns, and help you understand what needs attention now and what can wait. Attend the inspection if you can. Seeing the home with the inspector is often more useful than the written report alone.

Specialty inspections

A general inspection covers the visible, accessible parts of a home. Depending on the property, you may also want a specialist to look at specific concerns, such as:

  • Wood-destroying insects, including termites
  • Foundation and structural questions
  • Roof condition and remaining life
  • Plumbing, including the sewer line
  • Mold or moisture, especially after water intrusion
  • Pool and outdoor systems

How to read the report

  • Start with the summary, then read the details behind each flagged item.
  • Sort findings into safety issues, major systems (roof, foundation, HVAC, plumbing, electrical) and routine maintenance.
  • Ask for a specialist opinion on anything that looks significant before you decide.
  • Photos matter. Compare them with what you saw during your own walk-through.

Turning findings into a plan

Once you have the report, your agent can help you decide whether to request repairs, ask for a credit, renegotiate or walk away. Prioritize safety and major systems over cosmetic items, and keep requests reasonable and specific.

Every home, even a new one, will have a few items on its list. The goal is no surprises, not a perfect score.
