What a title company does, and why it matters at your Houston closing

Most buyers and sellers never think about the title company until they are sitting at the closing table. Yet the work done between contract and closing is what makes sure the home you buy is really yours, free of surprises.

What the title company handles

  • Title search. Researching public records to confirm who owns the property and whether there are liens, claims or other issues.
  • Title insurance. Protection for the owner and the lender against certain covered problems with ownership.
  • Escrow. Holding earnest money and funds neutrally until the contract conditions are met.
  • Closing. Preparing documents, coordinating signatures and making sure funds go where they should.

Why the choice matters

In Texas, buyers generally have a say in which title company handles their transaction. What you want is clear communication, accurate paperwork and a team that stays on top of deadlines. Your agent can tell you what they have seen work well.

Questions to ask a title company

  • What documents will I need, and when?
  • How will I receive wiring instructions, and how do I verify them?
  • What is the timeline for the title search and commitment?
  • Who will be my main contact through closing?
  • How and when will I see the closing figures before the appointment?

Protect yourself from wire fraud

Wire fraud targeting real estate closings is a real risk. Never send money based on an email alone. Always confirm wiring instructions by phone, using a number you already trust, before you transfer any funds.

On closing day

Bring a valid photo ID, review your documents ahead of time if you can, and ask questions before you sign. A good closing is one with no surprises.
